Scope of work/Requirements:
General:

All work/coding/testing will be done at programmers site, no access will be given to my live site.
Documentation of code is expected.
New functionality is being added to this site. It will be required that all existing functionality, except what is being specifically replaced, continue to work and not be effected by your changes.
Following payment, I will have all rights to use the code in whatever manner I choose. This does not effect the programmer's right to use/sell their code elsewhere also. If the programmer wishes to patent the “condo selection like airplane seat map”, we can do so together.
At end of each milestone, success will be demonstrated at the programmers site, only then will payment submitted via Guru, then programmer will promptly provide modified code and installation instructions.
Many requirements are aimed at ordering available condos by their relative position to each other, and attempting to maintain numerical ordering per floor (01 first, ..., 18 last) and displaying the top floor on top, bottom floor on the bottom (4xx above 3xx above 2xx above 1xx... where xx is 00-19) or, if displayed vertically, first floor to the left of the second floor to the left of the third floor to the left of the top floor.
Two milestones:
------------------------
1) Condo selection and availability displayed and selectable a kin to a flight seat selection map of available seating. Given the general site layout, available and unavailable condos are displayed on the map in their proper relative positions, and clicking on available condos will open that condos accommodation page in a new browser window or tab.
o A mock-up of the artwork will be provided by the programmer and accepted by me before work begins. The schedule does not start until acceptable artwork has been mutually agreed upon. For a hint of the site, look at my web site for a downloadable PDF of the site map.
o Given the "L" shape of the building, with south and east wings, The site map may be broken into two if easier to display, showing the east facing ocean/bay in one sub-site, south facing ocean in another sub-site map. If this route is chosen, then corner units with both south and east faces will be shown in both sub-site maps. If this route is chosen, then, when being displayed based on a user selection criteria, if there is no availability in a sub-site map, that sub-site is not displayed. If availability in both, the east facing sub-site is displayed above or to the left of the south sub-site. The two sub-sites will each be appropriately labeled with either “East Facing Ocean/Bay” and “South Facing Ocean”.
o In the site layout map, if displayed vertically, first floor units are left of 2nd floor are left of third floor are left of fourth floor units. If horizontal, first floor units are below 2nd floor which are below 3rd floor which are below 4th floor units.
o In the site layout map, It will be clear to the user which condos are available/clickable/selectable and which are not.
o In the site layout map, It will be clear which condos are one or two bedroom (at least when the user has not chosen one or two bedroom units in their selection criteria).
o The site layout map shall display appropriately, understandably, and clearly on mobile and desktop devices.
o There are two use cases when the site layout map is displayed: 1) with no search criteria yet entered, on the front page, all condos participating in this web site are selectable (replacing the current boxes that surround the selectable condo numbers on the current front page), and 2) given some search criteria, all participating condos that match the search criteria are selectable (replacing the condo numbers as boxed together in the current version's search page).
o If there is no availability given the search criteria, an appropriate message will appear and no site map is displayed, allowing the user to modify their criteria.
o This site-map will continue to function when existing participating condos are added to or deleted from the site, and properly work in the face of ever-changing calendar availability (updated nightly), and note there may be no units on a given floor or wing participating in this site or available given the search criteria.
2) In addition to the current functionality allowing the user to select exact desired available dates along with other condo attributes/criteria on the home and booking pages, add a new search section to allow the potential guest to enter the availability criteria as a minimum number of days within a range of dates, along with the other selection criteria currently in place (altogether referred to as “the criteria”), and launch/display a new page showing those condos matching the criteria in a table, with all days in the range listed horizontally (in order), and condos listed vertically (in numeric order, top to bottom), and availability shown within the table. This table is displayed above a site map as described in milestone #1 also showing the available condos listed in the table.
o This will use the existing booking database for matching availability.
o The resulting page will allow the user to modify the criteria and search again.
o The date range may not be less than 30 days. The number of days of desired availability may not be less than 29 (in weeks plus days).
o Available days can be selected as weeks (0…4) or days (0…30).
o If there is no availability, the user will be properly informed, and allowed to modify the criteria. This could be on the page where they initially enter the criteria as a pop-up, or launch the new page with the table and site map missing, and just allow re-entry of criteria,
o The first day of a month will show the month name and year (maybe above day in month number).
o The condo rows listed vertically in the table are selectable, selection launches a new browser accommodation page specific to that unit in a new tab. This duplicates the “site map” display functionality below, which also allows condo selection and launches an accommodation page in a new tab.
o In the table, booked nights will be black, available nights will be green. Check-in days will be half green and half black, indicating an available check-out day. This will be preferably a 45 degree slash tilted right (“/“) with green in the upper right half, black in the lower left half. Check-out days will be similarly denoted with a slash tilted left (“\”), with green in the upper right half, black in the lower left half.

Note that you won't have access directly to my website, I'll provide all that is necessary for you to setup a copy of my site (and instructions to setup your own site from my database/code).
Note that this does not include ongoing support. I'm a programmer, and once you give me your documented changes, I'll support it myself.
Note that I'll let you create a schedule, but you must adhere to the schedule: if you are late to either milestone by more than a week, there will be a financial penalty per day. I expect a schedule to be provided once I provide you the current source.
Note that I expect you to do the necessary artwork. I have no artistic ability and anything I sketch for you should not be considered the final product: you need to do the artwork.
Note that the current code is based on a Theme that has matured, but as is already heavily modified, it's been determined that backporting is not worth the effort. The existing code will be used. Note that it's already been modified by one "guru" who was not good at coding (but it works, so I don't fix it).
Note that I'd also like to see an example of PHP code that you've written, along with your quote.
Note that I will pay for each milestone when you show me the work for the milestone is complete on your web site. Once I pay, I expect the source code immediately.

I will not entertain any response that does not include the requirements as you see them. I will not entertain any response that says "we'll do what you said". I need to know you understand the requirements.
