Project Proposal:
I’m planning to build a house to be used primarily as a bed & Breakfast rental(70% of the time). The building design needs to have more of a family feeling and less of a hotel.

On the ground floor, the main entrance has a receptionist area, breakfast, and a luggage storage area to serve all visitors. There is also a common sitting area to serve breakfast meals. In the back should be a kitchen to prepare food for the guests.

Design:
The design uses an existing water tank (see attached pictures and land layout). The idea is to convert that water tank into additional floors stack on top of each other. The water tank could serve to direct design ideas for the new additions to the design. Stairs are leading to each level. The water tank has a concrete foundation, including rebar enforcement. The side walls are made of masonry granite stones.

The levels should have a mix of single bedrooms and space for a large family (at least one king-size bed and bunk beds?). I welcome novel ideas to make the house truly unique in design but welcoming and straightforward.

Rental Rooms:
Each room should be self-contained meaning:
1. Bedroom or bedrooms
2. Seating areas with a fireplace
3. Small desk for computer use
4. Walk-in shower place and bathroom
5. Closet
6. TV
7. Electrical outlets
8. Heating thermostat
9. Smoke and carbon detectors

Please note that there is no public plumbing or electricity in the area. Power will be from solar panels. The sun is overhead all day. Electrical wiring should be done along with potential connections to solar energy. A septic tank will be needed as well as a leach field.

Structural Considerations
Structural considerations should include how to ensure that the existing building (water tank and additions) can carry the load for the additional build. While the area is well-drained, one needs to think about water runoff especially in the basement level. Also consider how to ventilated the spaces naturally.

Landscaping:
The building should integrate with the existing land. For example the designated plot slopes on one side (see attached pictures). The foundation and design should consider this condition. For example, please consider topography in deciding best place for the car garage, equipment room as well as the main entrance and driveway.
Materials:
The most available construction materials in the area is granite stones and timber. There is a quarry on the site. If well incorporated, this material can significantly reduce construction cost as it only has to quarried per your specifications. The same goes for wood in the project.

Heating and cooling:
Most houses in the area do not have air conditioning. They use natural cooling though windows and vents. Year-round, the temperature typically varies from 8.3 C to 24.4C, and is rarely below 5.5C or above 26.1 C. Heating however is important when it gets cold or because of windshield (land is 2,569 meters above sea level).

The house should be well insulated to conserve heat especially in the basement which can have lower temperatures than upper levels. Firewood will continue to be a natural resource in the area as there is plenty of it. Heating with wood could be supplemented with electrical or diesel(boiler in the basement) options. In such a case, it might be nice to have temperature control in each unit or zone. Also, the concrete floors and walls could have embedded heat (eg forced hot water copper piping from a boiler)

Security:
This is a big concern and should be considered in the design. Security continues to be a challenge in the area. Primary the concern is break-ins. To mitigate, a perimeter wall, with electrical fencing may be necessary.

Metal gates are necessary at main entrance and strategically in each floor. CCTV connections everywhere with a server room in the basement or the electrical room. Also, since the main tower(water tank) will be about 40 foot high when complete, the fifth floor could be used as a security center.(like in an airport control tower). Security patched up there would have great views sight of any ground activity below.

The main door should be made of steel. Each floor should have a lock combination. When one goes up the stairs, there should be a secure door stopping one from advancing beyond authorized floor.
Where possible, the windows should wide to let natural light and to show the surroundings but reinforced with metal grills.The idea is that an intruder would have a hard time breaking through

Also, while incorporating wood into the design, think of fire hazards. Generally, use wood where it is safe or hard to reach. This to reduce intentional fires especially on the outside of the building.

Internally, floors and ceilings could incorporate wood (there is plenty of beautiful hardwoods on the land). The good news is that granite or concrete walls are safe and solid.

Communication:
Although WIFI is the most prevalent communication method, the design should incorporate ethernet outlets to allow for future use. Electric wiring and outlet should be nicely placed to allow for easy access.
