Your work will be for a new/revised Realtor website, www.texasmarketvalue.com.
There are other projects after this is complete including:
1. A subscripion service for custom lists of property owners requested by users;
2. Update our subscription site, txmarketvalue.com written in php.
3. Provide a link for our property tax service by a button on www.texasmarketvalue.com.
Outline for updating our Realtor web site www.texasmarketvalue.com.
The timeline for this work is about 30 days or less.
We are Texas Realtors and have been since 1965.
Our website, www.texasmarketvalue.com needs a complete workover and freshened up. It needs to be responsive and that may mean a new design. It is currently hosted on GoDaddy and during this new workover, no changes will be made to that site. It sucks but that is on our business cards.
All new work will be on www.dfwptc.com. That is a empty site I just implemented and it has an ssl certificate. I will grant ftp access for your work. As soon as the new site for Realtor is complete under stage 1 and 2, we will link www.TexasMarketValue.com to www.dfwptc.com.
I prefer html5 and css3 because I want to be able to make small changes myself. As part of the new home page, I want a blog area. That can be in Wordpress that I know nothing about.
THE FIRST WORK WILL BE THE REALTOR WEBSITE.
There will be a new/updated Realtor site/pages using data from www.texasmarketvalue.com .
Our site will use the IDX from our MLS vendor NTREIS so that user may search for homes for sale, but that will be by a new link button on the home page that states" Search for Homes for Sale"
On the main page, the user will be able to search for homes that have SOLD! No other Realtor does this and I believe it is more important to buyers and sellers to know the market before buying or selling. It will have the search parameters very similar to the search parameters on the "Search For Homes For Sale" page. I like Zillow's Boxes under https://www.zillow.com/homes/ that allow a user to select City, Price range, and new boxes for Address near distance; Subdivision Name; Zip; or drill the map.
For Realtor Site:
I would like to suggest 4 stages in the work:
Stage 1) use existing pages, but make responsive and a fresh look. Use my images and wording for stage 1.
I can grant ftp access for the www.texasmarketvalue.com website for you to download images and text.
Stage 2) make information updates and changes. These are not major. I would take the existing stage 1 and email you the new images and text for you to implement. I would like crumbs.
I am familiar with Coffee Cup software for web design, have most of the tools and desire to make website changes as needed.
The database will be a new cloud service you suggest with an api. I am familiar with db design as I have used MS Access since it was 1st released and I have MySql on a local machine.
I like the header at https://www.premiereproperties.com/#grid in the red line.
I like the footer at https://www.oncerealproperty.com/ including the button for Tenant Portal Login. Ours would be customer login. It would not link to anything in Stage 1 or 2.

Stage 3 will be a "Sold Homes" page that allows the user to find stats for sales by entering an Address; Subdivision; zip code or map zoom.
1. address; (This address will be compared to the CAD database and a match will be returned for user to yes or no)
Enter radius? 1/4 mile; 1/2 mile; 3/4 mile; 1 mile; 2-3; 4or more.
Enter number of months back (show number of results and if more than 50 must be refined),
Ask if to save this search? if new customer he must create account with email

The results of the search will be a 1 line list of addresses that match and a total or average for the fields (In caps)
Fields are : address; SQFT; YEAR; pool-yn; sold date; DOM; LPrice; LPPSF; SPvsLP%
The Totals line will be Avg of SQFT; YEAR;DOM;LPrice and average Sale Price
The fields are from the parcel number in the Sales database that matched the CAD account number.

And same for Subdivision.
If owner puts in address we could show point and the listing price for each point. A click on the point would be like the summary line.
Except our map points will be sales within the last six months in big bubbles and qty. As user zooms, bubble break to smaller qty and finally
A radius border for address and the qty is in each radius. or
A border for the Subdivision and the quanity defined by the search or
A border for the zip code and the quanity of sales defined by the search.
Stage 4) Implement a client login. A client would be able to login and read contracts, forms, progress reports, invoices and upload pictures. From a small mysql database I would keep track of clients. would provide each client a user and password. From my office I would update each folder as the work progresses.
At the end of each stage, payment would be made. Please estimate the time and cost for each stage or an allowance.
