Project: New construction of a secondary school, a sports hall and a civic centre
(to a small town in Germany)

The status of the projects is that our small town will not publish the invitation to tender until the state government of Saxony has given its consent to assume the costs for the new building of the secondary school, the sports hall and the civic centre. However, since these are replacement buildings for buildings which the federal state of Saxony itself needs for the extension of the local university of applied sciences and which it has already secured contractually, this promise will soon come. Only then will the tender start. But then also immediately, because it is already prepared. The mayor assured me personally that she would inform me personally as soon as the money has been approved and the tender is published.

Then I should immediately make a cooperation contract with an architect (with builder or builder option) so that I can apply together with him.

I would like to arrange for him (or her) to apply for this contract with probable success in the tender that is about to begin.

My expectations of the architect and construction expert are normal but special.

Personally, I would like to participate in a cooperation (including a contract for work) with the architect and his builder. But the architect and his builder should be in charge. It is incumbent upon him:

1.an application for a tender which (for a new school building, for a sports hall and for a civic centre) specifies exact EU regulations (or one around these regulations by an extra application for experimental building).

2.to commission and supervise the entire construction according to the design.

3.a sustainable and organic architecture that implements the premises, develops them competently and preserves and professionally presents the design idea, which I present through sketches and selection of materials, in a meaningful and complementary manner.

to 3. the sustainability meant here is based on sustainable building-biologically optimal materials. This means that traditional and innovative new materials and solutions are mixed synergistically. At the same time, an innovative organic design is meant, which is not playful for pure design reasons and has no ornaments and ornaments, but whose design results from the sense and purpose and the function, which results from organic design. I would like to pretend these two things because I have the competence for the special character of the place and the design is therefore promising. This special character is this: Due to its historical course, Lower Silesia is the only part of Silesia that did not become Polish after the war, but remained German, architecturally less sober in a Prussian way, which is because it was influenced by the old Austrian style before the Prussian conquest. In addition, for thirty years a successful company for amusement parks and playgrounds throughout Europe has been established in the region. With its special, very experimental architecture based on wood and natural materials, this company brought a strong design impulse to the region and had a lasting and very special influence on the regional taste. With regard to the new school building, here is an example of organic Hungarian architecture, as I mean it. If these tenders (architectural design and construction) are won (and often there are no competitors), my role as contract assistant is as follows: I act as a driving force for the design and make sure that it is preserved and implemented as such. As mediator and curator, I will also continue to be available. I bring in some properties, which have to be considered in the design and the cost planning. And I bring in construction worker accommodation (for 20 to 40 construction workers and site managers and architects) and a large construction hut directly on the construction site, which has to be taken into account in the process planning and cost planning. I bring in my specifications and patents for new materials (semi-finished products) at normal costs. My assistant role and intermediary role in itself would require only a small part of the fee budget. The main part should be at the architect's and developer's disposal.
